At ZARVIN, we offer flexible property support services designed to help owners and managers stay organized, save time, and keep their properties running smoothly. No monthly fees. No long-term commitments. Pay only when you need service. Our pricing is simple and transparent. Some services are billed per visit, some hourly, and some are based on managed contractor work. All prices are in CAD.

 

Property Inspections
 

We provide inspections when a tenant or owner submits a maintenance issue, or as a regular property check upon request.

• Inspection visit: $60 per order

• On-site time after inspection: $45/hour

 

This service is ideal when you need someone to visit the property, assess an issue, and provide a clear, actionable next step.

 

Contractor Sourcing & Coordination
 

When a project requires specialized trades (e.g., plumbing, electrical, HVAC), we connect you with trusted professionals and manage the process end-to-end.

• Project Coordination Fee: 10% of the contractor's total invoice

• Quotes from ZARVIN trusted contractors: No charge

• Quotes from multiple outside companies: $100 for up to 5 alternative contractor quotes

 

If you would like us to gather and compile multiple external quotes so you can compare and choose, we can handle the legwork for you.

 

Turnover & Preparation
 

We help prepare units between tenants to get your property ready for the next occupancy quickly.

• Standard turnover rate: $50/hour

 

If additional specialized services are needed (like deep cleaning or major renovations), pricing will depend on the contractor required and will be subject to our standard 10% coordination fee.

 

Seasonal & Exterior Support
 

We assist with seasonal upkeep and keeping your property's exterior in top shape.

• Seasonal maintenance program: Priced per property (Contact us for a custom quote)

• Additional on-site work: $45/hour
  
   

Emergency Response
 

For urgent situations requiring a prompt, on-site response:

• Emergency inspection visit: $200

• Repair work during emergency response: $80/hour

This service is for urgent issues requiring immediate assessment. If a specialized emergency contractor is required, their services will be billed separately plus our 10% coordination fee.
